🛋 Interior Maintenance Checklist


🔧 General Living Areas:

  • ✅ Inspect and test smoke and carbon monoxide detectors — Seasonal (Spring & Fall)

  • ✅ Replace HVAC filters — Seasonal (Quarterly or at tenant move-out)

  • ✅ Check and tighten door handles, knobs, and locks

  • ✅ Lubricate interior door hinges and closet tracks

  • ✅ Inspect windows for operation and lock functionality

  • ✅ Check for signs of pests or droppings

  • ✅ Re-caulk drafty windows or door frames

  • ✅ Test and reset GFCI outlets — Often forgotten

  • ✅ Inspect ceiling fan operation and tighten blades

  • ✅ Clean baseboards and trim (especially corners)

  • ✅ Verify thermostat function and test for accurate heating/cooling

  • ✅ Ensure blinds or shades are clean and operable


🍽 Kitchen:

  • ✅ Check under sinks for leaks, water stains, and mildew smell

  • ✅ Clean and inspect range hood filters — Seasonal (Spring & Fall)

  • ✅ Inspect stove burners and oven elements for wear

🛁 Bathroom:

  • ✅ Check toilet for leaks (base and tank), flush quality, and silent leaks

  • ✅ Inspect and re-caulk around tub, shower, and toilet base

  • ✅ Check toilet seat for looseness or cracks

  • ✅ Clean and test exhaust fan — Often neglected

  • ✅ Look for signs of mold or mildew around tub corners and ceiling

  • ✅ Ensure water pressure is consistent and drains clear properly

  • ✅ Inspect and clean sink and tub stoppers

🧺 Laundry/Utility Area:

  • ✅ Verify gutters direct water away from foundation

  • ✅ Check fascia and soffits for damage or insect activity

  • ✅ Inspect for bird or wasp nests under eaves


🪟 Siding, Windows & Doors:

  • ✅ Power wash siding — Seasonal (Spring or Summer)

  • ✅ Inspect for peeling paint, cracks, or holes in siding

  • ✅ Ensure screens are intact and fit properly

  • ✅ Check door thresholds and weatherstripping

  • ✅ Confirm all exterior locks/latches work properly


❄️ HVAC & Mechanical Systems:
